Job Description

The Grants Manager works proactively to manage multiple funding opportunities from public sources including federal, state and local government. Reporting to the Chief Development Officer, the Grants Manager will provide project management oversight of assigned government funding efforts which include, but is not limited to, development and coordination of grant application opportunities, award contracting, compliance, reporting and monitoring, draw requests, record keeping, and department support. The Grants Manager will collaborate closely with the VP of Housing Strategy and VP of Construction Operations to ensure alignment on project scheduling and grant flow.

CORE RESPONSIBILITIES:
* Project Management & Leadership
* Demonstrate energy and passion for Habitat’s mission and Cultural Blueprint’s values in all aspects of the position.
* Manage, mentor, and develop direct reports to be valued contributors. Effectively communicate grant funding objectives and performance expectations to all direct reports.
* Serve as primary point of contact, project manager, and ally for specific government donors and awarded grants with a key focus on strengthening Habitat’s outreach, partnership, and leadership.
* Fulfill the role of content expert on housing-related government grant funding programs.
* Convene, coordinate, and provide leadership to Habitat program, administrative, and management teams who contribute to grants.
* Identify and share relevant grant funding opportunities with appropriate departments or functional teams when aligned with organizational strategic priorities.
* Independently determine solutions to problems and make recommendations.
* Assist with other activities of Government Grants department as needed.

Application Research & Preparation
* Research government funding opportunities through all available outlets; attend pre-application conferences for grant programs.
* Manage and assemble information/data collection, content development and writing to meet submission deadlines with complete and accurate applications.
* In addition to new construction programs, participate in new program planning and expanding government grant opportunities to align with Habitat’s needs, i.e., housing renovation, housing repair, aging in place, etc.

Award Contracting & Compliance
* Gather information to negotiate the terms of funding awards, including consultation with internal Real Estate Development employees and legal counsel as needed.
* Manage and assemble information/data collection, content development and writing to meet deadlines for contracting, including due diligence, program milestones, and draw eligibility.
* Develop and maintain needed documentation on grants required for compliance.
* Coordinate contract approvals and execution.
* Update internal teams (RED, Construction, HOS) about any specific grant restrictions/requirements that may impact work processes such as Federal Section 3, eligible expense date, etc.

Reporting & Monitoring
* Create, maintain, and continually improve the grant tracking system to ensure timely preparation of grant files, implementation of grant requirements and grant processing.
* Compile necessary information and statistics for all reports, change negotiation, reimbursement submittals, and monitoring visits.
* Create, maintain, and submit monthly, quarterly and annual reports for internal and external stakeholders as required.
* Review all documentation for completeness and compliance.

Reimbursement Requests/Draws
* Oversee and perform duties associated with draws for grant reimbursements.
* Manage draw requests, including reviewing and processing invoices, entering requisition documents and correct coding.
* Ensure financial accuracy through identifying eligible expenditures within allowed timeframes.
* Provide direction to volunteers to gather appropriate invoices and payment to support draw requests; perform duties as needed if volunteers are unavailable.

EXPERIENCE:
* 5+ years of successful grant writing and coordination, or progressive experience with similar responsibilities (i.e. management, project management, highly regulated sector, contract negotiation, or finance)
* Experience coordinating multiple high value projects in various stages of the project life cycle; if working with grants upward to $2M annually preferred.
* Government grants and housing development experience with Federal HOME, CDBG, NSP, SHOP and State Prop 123 funding highly preferred.
* Full proficiency in the MS365 Suite, especially Excel.
* Raiser’s Edge, Salesforce, Asana, Monday.com or similar database proficiency, preferred.
* Experience working with, and overseeing, volunteers a plus.

Preferred
* A passion for fundraising and the confidence to take full ownership of the grant process.
* Experience in research and analysis of demographic information; including census data.
* The ability to successfully project manage in a multi project, non-linear environment that requires a flexible and adaptive approach to meeting milestones and deadlines; that often have inherent uncertainties.
* A continuously expanding knowledge of available grant funding locally, regionally, and nationally, including HUD programs such as HOME, CDBG, NSP, SHOP or similar.
* A solid understanding of federal cross-cutting compliance requirements.
* A working knowledge of real estate development and construction processes.

WORK ENVIRONMENT & CONDITIONS, PHYSICAL REQUIREMENTS NECESSARY TO PERFORM THIS JOB
* Most work is performed indoors at a desk in a shared office or meeting setting, with the ability to work remotely at times.
* Ability to talk on the phone and work at a computer for extended periods of time.
* Hybrid work model - minimum 2 days/week at a Habitat location (Tuesday, Wednesday, and/or Thursday), with ability to work from home the other days) During the first 6-9 months of employment additional days in the office will be required to learn the role, build critical interdepartmental connections, and strengthen the development team’s vision, strategy, and cohesiveness.
* The ability to travel to and from meetings and appointments in locations and times when public transportation is unavailable.
* A valid driver’s license and ability to be insured under the company’s insurance policy is a prerequisite; driving is required. A Motor Vehicle Report (MVR) will be run for insurance purposes.
* Able to lift and carry up to 25 pounds when necessary.
* Habitat’s office where this position will report to is 430 S Navajo St, Denver, CO 80223.

* The anticipated starting annual compensation range is $68,000 - $78,000 for the position. New hires are typically brought into the organization between the minimum to midpoint of the salary range posted depending on qualifications, internal equity, and the budgeted amount for the role. FLSA Status will be determined by the starting compensation based on applicable state minimum for exempt status. The full salary range for this position is: $68,000 - $92,500.
