Job Description

Gpac, a 30+ year recruiting firm, has recently partnered up with a well-established Real-Estate company that is looking to add a Property Accountant to their team.

You will play a pivotal role in ensuring the financial health and integrity of our client's commercial real estate portfolio. You will be responsible for managing all accounting aspects related to our commercial properties, including financial reporting, budgeting, forecasting, and analysis. Your primary duties and responsibilities will include:

* Financial Reporting:

* Prepare accurate and timely financial statements for commercial properties in accordance with GAAP (Generally Accepted Accounting Principles) and company policies.
* Maintain general ledger accounts and reconcile balance sheet accounts related to commercial properties.
* Generate financial reports, including income statements, balance sheets, and cash flow statements, for management and stakeholders.

* Budgeting and Forecasting:

* Assist in the preparation of annual budgets and periodic forecasts for commercial properties.
* Monitor actual performance against budgeted and forecasted figures, identifying variances and providing analysis to management.
* Collaborate with property management teams to ensure budget compliance and optimize financial performance.

* Lease Administration:

* Review commercial lease agreements to ensure accurate recording of lease-related transactions, including rent payments, operating expenses, and tenant reimbursements.
* Calculate and record lease-related adjustments, such as straight-line rent and lease incentives.
* Work closely with property managers to resolve lease-related discrepancies and issues.

* Property Tax and CAM Reconciliation:

* Coordinate with external parties to ensure timely and accurate payment of property taxes and common area maintenance (CAM) expenses.
* Reconcile property tax and CAM expenses with budgets and actual expenditures, addressing any discrepancies or concerns.

* Financial Analysis:

* Conduct financial analysis and modeling to evaluate the performance and profitability of commercial properties.
* Provide insights and recommendations to support strategic decision-making and optimization of property operations.
* Assist in due diligence activities for potential property acquisitions or dispositions.

* Compliance and Audit Support:

* Ensure compliance with relevant accounting standards, regulations, and internal controls.
* Assist in the coordination of audits, providing necessary documentation and support to auditors.

Qualifications:

* Bachelor's degree in Accounting, Finance, or related field. CPA designation preferred.
* Minimum of 4 years of experience in commercial real estate accounting or related industry.
* Proficiency in accounting software (e.g., Yardi, MRI) and Microsoft Excel.
* Strong understanding of GAAP and financial reporting principles.
* Excellent analytical skills with attention to detail.
* Effective communication and interpersonal skills, with the ability to collaborate across teams.
* Ability to prioritize tasks, meet deadlines, and thrive in a fast-paced environment.
