Real Estate Development Manager

We currently have operating 127 units and will be adding anywhere from 15-30 units per year over the next several years in all of our markets. We are focused on either building or acquiring high performing units in our existing markets as well as the opportunity to enter new markets through acquisition.

Location: DFW - Mid-cities area

Job Summary: 

The Real Estate Development Manager will oversee multiple development projects from acquisition of the site through obtaining permits and entitlements. Key responsibilities include managing real estate entitlement acquisition, ensuring all necessary permits, licenses, regulatory testing, and jurisdictional documentation are in place for car wash operations and managing WW's sign program for new sites. The Real Estate Development Manager will collaborate with internal teams, consultants, and contractors to deliver projects on time, within budget, and in alignment with company goals.

The EVP of Real Estate will directly oversee this position, which will involve collaboration with our real estate, construction, facilities maintenance director, IT, and accounts payable teams.

Responsibilities:

  • Collaborate and support the entire development lifecycle for assigned projects, from site selection and entitlement to design, construction, and project closeout.
  • Lead the entitlement process, including zoning, permitting, and compliance with local, state, and federal regulations.
  • Coordinate and oversee the work of architects, engineers, and other design professionals to develop project plans and specifications.
  • Collaborate with the Construction Manager to ensure seamless transition from design to construction.
  • Identify and mitigate project risks, including those related to entitlements and design.
  • Prepare and present project updates and progress reports to senior management and stakeholders.
  • Lead coordination efforts with utility providers, environmental consultants, and other key third parties.
  • Maintain organized project documentation, including contracts, permits, change orders, and meeting minutes, coordinating with the Real Estate, Finance, Maintenance, and Construction teams.
  • Handle various ad hoc assignments as needed to support the development team.
  • Collaborate with various vendors to track and complete due diligence items on new location development, ensuring all required items are provided.
  • Assist with permit application process.

Requirements:

  • Minimum of five (5) years of experience in real estate development, project management, or a related field.
  • Demonstrated experience managing entitlements, design, and construction phases for commercial development projects.
  • Strong knowledge of zoning, permitting, and regulatory requirements in various markets.
  • Strategic thinker with the ability to anticipate challenges and develop creative solutions.
  • Proactive, organized, and results-oriented, with a track record of successful project delivery.
  • Strong communication and interpersonal skills, capable of navigating relationships with diverse stakeholders.
  • Ability to manage multiple projects simultaneously, with a focus on detail and quality.
  • Advanced computer technical skills (such as MS Excel, MS Word, MS PPT).
  • This role is expected to have independent judgment.
  • Relies on experience and judgment to plan and accomplish goals.  
  • High School Diploma Required.
